WHO IS THE BOND ORIGINATOR?

MortgageMax is a wholly owned subsidiary of the BetterHome Group.
It was launched as a licensee model in 2010 to meet the needs of the origination business market as well as individual home loan consultants seeking to align themselves with an established brand.
MortgageMax is managed by a team of passionate professionals with extensive experience in banking and mortgage origination. We partner with over 400 licensed MortgageMax offices across the country who depend on our range of value-added products and services to provide the best possible service to potential home buyers.

IS THERE ON SITE PARKING?
All units include covered parking bays in the building and parking bays are included in the purchase price.
All parking is secure and has direct access to the building via lifts and stairs.
WHEN WILL THE PROJECT BE COMPLETED?
(Estimated) Completion Date: Q2 2026
HOW DO I RESERVE A UNIT?
All reservations will happen online via our pricelist (click the button in the top right of your screen / inside the menu to go to the pricelist).
On Thursday, November 16th, 2023, sales will activate at 12pm once the countdown hits zero, making the pricelist accessible.
To claim your chosen unit(s), click on the reserve button, follow the outlined steps, and pay the R5000 reservation fee.
The reservation shall only be completed once the reservation fee or proof of payment has been received and verified within the 48hrs.
PLEASE NOTE:
We’ve implemented measures to avoid simultaneous bookings. Nevertheless, there can be rare occurrences of double reservations. If two buyers reserve the same unit, the one who first deposits their reservation fee (as per timestamp) will get the unit.
If the latter buyer can’t find an alternate unit, their deposit will be refunded. We regret any inconvenience.
CAN THE RESERVATION FEE BE REFUNDED?
If you are unsure if you can afford the bond it is a good idea to get pre-qualified with Mortgage Max prior to the launch as the R5000 reservation fee is not refundable.
However, in the unlikely event of a simultaneous booking and subsequent double reservation, the buyer who first deposits their reservation fee (as per timestamp) will get the unit.
If the latter buyer can’t find an alternate unit, their reservation fee will be refunded. We regret any inconvenience.

WHEN ARE BOND REPAYMENTS DUE?
After the property’s ownership is transferred to you and the bank finalizes the payment to the seller.
WHAT ABOUT BOND REGISTRATION EXPENSES?
These costs are the responsibility of the buyer and are due once the project is completed and the bond is registered.
ARE THERE TRANSFER DUTIES?
The seller is VAT-registered, eliminating transfer duties. However, transfer fees, which cover legal expenses will be paid by the developer.
WHAT CONSTITUTES TRANSFER FEES?
Transfer fees are paid to a transferring attorney, appointed by the property’s seller to transfer ownership to you.
WHAT DO THE LEVIES INCLUDE?
Levies finance security, maintenance, cleaning, and landscaping of shared spaces. As well as building insurance, overall operational and managerial expenses.
HOW ARE MONTHLY RATES DETERMINED?
Monthly rates are based on the value of the property, and are payable to the municipality by the owner.
WHEN IS OCCUPANCY/RENTAL ALLOWED?
After the completion of the development, the transfer procedure begins. Occupancy is granted upon receiving the occupation certificate, allowing owners to inhabit or rent their units.
HOW IS WATER CHARGED?
Water will be paid in arrears and will be billed and metered on specific unit usage. A central heat pump replaces geysers, enhancing building efficiency and cost-saving.
WHAT SECURITY FEATURES ARE PRESENT?
The building offers state-of-the-art security with 24-hour security guards, strict access controls with biometric access and CCTV surveillance.
WHAT ABOUT POWER BACKUP PROVISIONS?
The building has backup power for common areas and security features during load-shedding.
For individual units, an inverter power backup is available optionally at an added price.
FIBRE READY
Apartments are equipped for high-speed Fibre, ensuring swift internet access, this will be for the owner/resident’s account. The owner/resident will need to contact the service provider in order to obtain the ISP.
LIFT ACCESS
There are two lifts with access from the parking level to all three residential floors.
PET POLICY
The Meade is pet-friendly, subject to body corporate rules and approval.
